Who is Carolina Realty Solutions?
We are Carolina Realty Solutions (CRS) and are here to save you money as an alternative to traditional real estate brokerages. We offer a flat fee listing service designed for the "for sale by owner" or "FSBO" homeowner. We are also a full service real estate brokerage and offer listing services starting at 4%, as well as full service representation for
buyers.
How can CRS help me as a FSBO?
For a low flat fee, CRS places your property in the Multiple Listing Service, or MLS. The MLS is the computer database of properties for sale, used by real estate agents to search for properties for their buyer clients. From the time your property is listed in the MLS, you have exposure to thousands of potential home buyers.
How important is getting my property in the MLS?
In a word, VERY!! Around 80% of homes are sold through the MLS. We can't overestimate the value of this very powerful sales
tool.
Can I place my property in the MLS myself?
No, only licensed real estate brokerages have access to the MLS.
How can CRS save me money as a FSBO?
Traditionally, real estate brokerage firms charge a commission based on the final sales price of your property, which is split between the listing firm, and the firm representing the buyer. Although commissions are always negotiable between the seller and the listing firm, most firms charge in the ballpark of 6%. With our $399 flat fee listing service, you agree to pay only the 3% to the buyer's agent, which potentially could save you thousands of dollars!!
What is included in the listing package?
Carolina Realty Solutions will list your house on the MLS for a flat fee, click here for details!!
Do I pay commission if CRS brings me a qualified
buyer?
Yes, 3%.
What about the $399 I already paid?
Can I credit that towards the 3%? Yes!! This is a way we save you even more money. If
CRS brings you a qualified buyer who ends up purchasing your home, your commission at closing will be 3% minus the $399 you've already
paid.
Can I potentially save myself from paying any commission at
all?
Yes!! You pay a commission only to a broker who brings a qualified buyer, who ultimately ends up buying your property. If you obtain a buyer who is not represented by a broker, either from a website, a drive-by, or any other means, you pay no commission at all
